Short-stay home rental management, service by service

BSA Home Stays LLC runs the day to day operation of short-stay homes in West Jordan and the southern Salt Lake Valley. Below are the six services that make up a managed property, from the way a house welcomes a family to the way it is cared for when nobody is staying. Each one is delivered by our own team, and together they keep a home warm, clean and ready for whoever arrives next.

The Service Board

Six pieces of one dependable routine

A short-stay home is not one product but six habits layered on top of each other. Read them in order and you can see how a house moves from a key on a hook to a guest walking in the door.

Whole-home stays for families and crews

A whole home means the entire house is yours for the length of the stay. The kitchen is a full kitchen with a stove, an oven, a refrigerator and enough counters to cook a real meal. The laundry is inside the home, not down a shared hallway. Parking is on the property, and the sleeping arrangements are chosen for the actual size of the group. We stock linens, dishes, glassware and cookware for the full guest count, so a family of six or a work crew of eight never runs out of forks on the second night. This is the service most guests experience directly, and it is the reason so many of our stays begin with a household routine rather than a hotel check-in.

Extended-workstay units for nurses and contractors

Some guests stay for a shift rotation, a construction project or a travel nursing assignment that runs for weeks. An extended workstay is set up differently from a weekend visit. There is a real desk and a chair that can hold a laptop and a second monitor, an internet connection tested for video calls, and a kitchen organized around a working week rather than a holiday. We keep extra supplies on hand so a long stay does not require a daily errand, and we check in at sensible intervals so small issues are handled quietly. Traveling professionals tend to value calm and predictability above novelty, and we design these units around exactly that.

Listing setup and photography

A listing earns trust when it shows the house honestly. We start by writing the description in clear language, naming the rooms, the bed sizes, the distance to the nearest grocery store and the small practical facts a guest needs before booking. Then we stage the home, open the curtains, turn on the lamps and photograph each room in daylight so the images match what a guest will actually see. We build the calendar, set seasonal pricing, and connect the listing to the booking channels so every platform shows the same availability and the same rules. When a listing is accurate and well lit, fewer guests arrive confused, and fewer bookings are cancelled after the fact.

Guest screening and check-in management

We review each booking before it is confirmed, checking that the party size and the purpose match the home and the neighborhood. On arrival, the guest receives a door code and a short message with the essentials. We answer questions personally and set clear quiet hours so the home stays a good neighbor.

Turnover cleaning and restocking

Between every stay the home is cleaned from the entry to the back bedroom, following the same written checklist each time. Linens and towels are swapped for fresh ones, the bathrooms are disinfected, the kitchen is reset and the floors are finished. We restock the everyday basics such as paper goods, soap and coffee, and we refill the welcome shelf so the next guest walks into a home that looks untouched. Nothing is left for a guest to discover or fix, and nothing at the property is ever left half done.

Maintenance and seasonal care

A house ages whether or not anyone is inside it, and Utah gives it plenty to age against. We change furnace filters, test smoke and carbon monoxide alarms, clear gutters, program the irrigation clock and arrange snow removal before the first storm. When something breaks, we call a licensed trade we already trust and we stay with the job until it is finished. Seasonal care means the air conditioner is checked before July and the pipes are protected before the first hard freeze. Owners receive a plain note about what was done, and guests simply experience a home where everything works.

The Process

How the six services fit together

The work begins with a slow walk-through of the property alongside the owner. We look at the home the way a guest will, from the driveway to the far bedroom, and we write down what the house needs to serve a short stay well. That visit produces an operating plan, and the operating plan is what the six services are built around. Listing setup turns the plan into a clear public presence. Guest screening protects the home and the neighborhood. Turnover cleaning resets the home after every departure. Maintenance and seasonal care keep the building itself healthy between the busier stretches.

Throughout all of it, communication stays plain. Owners hear about problems when they are small, and guests get answers from a person rather than a script. We do not promise a perfect week, because houses are houses, but we do promise that the small failures get caught early and fixed properly. That is the whole point of a management company: you should be able to travel, or simply sleep through the night, trusting that the home is being handled.

If you would like the operating plan for your own property, start with the contact page or call the office at +14452343507. We are glad to talk through whether your home fits a short-stay model, and we will tell you honestly when it does not.
